Project Brief

Validus 2701 Brown is a 29-story luxury residential tower located in the Turtle Creek neighborhood of Uptown Dallas. Developed by Validus Development Corp. and designed by GFF, this high-rise embodies a sophisticated urban lifestyle, integrating seamlessly into one of Dallas’ most sought-after areas. The tower’s design focuses on creating a human-scaled experience at the ground level, with a multi-story entry and amenity base that gently touches the ground, ensuring an inviting and approachable presence. Above, the elevated pool deck and amenity spaces on the second floor emerge from the tower’s mass, providing residents with an exclusive retreat in the heart of the city. The architectural approach emphasizes verticality and slenderness, achieved through a precast skin that wraps the building. This design not only enhances the building’s elegance but also supports efficient construction practices. The residences, averaging over 2,200 square feet, offer expansive living spaces with only four units per floor, ensuring privacy and exclusivity for each resident. Parking is discreetly tucked away in a five-level underground garage, preserving the pedestrian-friendly nature of the surrounding streetscape. The residential tower’s amenities reflect a commitment to quality, sophistication, and elegance, providing residents with luxurious living spaces that connect effortlessly to the vibrant energy of Turtle Creek and Uptown Dallas. GFF’s design for Validus 2701 Brown not only responds to the existing urban fabric but also contributes to the ongoing transformation of the Turtle Creek area into a premier residential enclave, blending modern luxury with thoughtful architectural details.
