3700 McKinney Avenue (3700M) is a 472,000-square-foot mixed-use development adjacent to the notable West Village District in Uptown Dallas. The 3-acre site was purchased by Forest City Residential from Cityplace Company.
The 43,800-square-foot ground-floor retail and restaurant component extends the street-level energy and vitality of West Village. Upon completion, Cityplace Company will purchase the retail from Forest City as part of a condominium ownership regime.
The residential component consists of a 21-story, 257-unit high-rise tower and 124 units of mid-rise wood-frame residential in four stories located atop the retail podium, totaling 428,600 square feet. Parking is provided for 836 cars in a seven-level garage, with a portion of the garage roof serving as an elevated amenity terrace offering spectacular downtown skyline views.
A primary design objective was to extend the active retail street scene of West Village. This was accomplished by respecting the five-story garden district scale with mid-rise residential units over ground-floor restaurant and retail space, and by creating a valet parking court with easy circulation and teaser parking along the new mews streets internal to the block.
The design addresses the need to create a vibrant, pedestrian-friendly environment that seamlessly integrates retail and residential spaces. By maintaining the scale and energy of the surrounding West Village District, 3700M enhances the urban fabric and provides a dynamic living experience with convenient access to amenities and spectacular views of the downtown skyline.
