Knox Promenade

Knox Promenade brings vertical density and vibrant public life to one of Dallas’ most walkable urban neighborhoods

Project Brief

Knox Promenade is a 3.14-acre mixed-use development that serves as an experiential gateway into the vibrant Knox District in Dallas. Strategically located at the southeast corner of Armstrong and McKinney, this development seamlessly blends luxury residential living, senior housing, and office spaces with ground-level retail and restaurants, creating a dynamic urban environment. At the heart of the development lies a central greenspace, featuring a large tree grove designed for community gatherings and public events, establishing a vital social hub within the neighborhood. GFF’s Landscape Architecture and Urban Design team played a pivotal role in shaping the public realm and green spaces, collaborating closely with KPF, the project’s Design Architect, during the Schematic Design phase. Their efforts were instrumental in achieving a favorable recommendation from the Oak Lawn Committee, which allowed for a significant increase in the project’s Floor Area Ratio (F.A.R.) from 4.5:1 to 8:1, and an increase in height allowance from 240 feet to an impressive 399 feet. The luxury residential tower, standing at its new height of 399 feet, features tiered exterior amenity decks designed to maximize the stunning views of the surrounding cityscape. The ground level is animated by retail and restaurant spaces, with below-grade parking ensuring a pedestrian-friendly perimeter. GFF’s design for the public spaces, including streetside café seating, a reinforced pedestrian edge, and a lively public plaza with a dog park, harmonizes with the existing urban fabric. This thoughtful integration fosters community interaction, making Knox Promenade a key contributor to the social and economic vitality of the Knox District.
