GFF collaborated with RangeWater to design an 8-story mid-rise apartment building in one of Dallas’ most walkable urban infill neighborhoods near the intersection of Richmond and Greenville Avenue.
The first three stories of the predominantly brick building feature apartment units reminiscent of walk-up brownstones commonly found in Chicago and New York City. The design includes a generous setback for the upper floors facing Richmond, honoring the lower scale of the surrounding existing buildings.
Wide sidewalks, street trees, and a pedestrian plaza at the leasing office entry complement the architectural richness of the building while enhancing the pedestrian streetscape along Richmond Avenue. The project features a sky terrace amenity area at the southwest corner of the building with unobstructed views of Downtown Dallas, and a sunken private pool terrace offering a quiet respite from the hustle and bustle of the vibrant Lowest Greenville urban neighborhood.
The design addresses the need for a high-density residential building that integrates seamlessly with the urban fabric of Lower Greenville. By incorporating elements reminiscent of classic brownstone architecture and enhancing the pedestrian experience, ELE Lower Greenville creates a dynamic living environment that reflects the character and vibrancy of the neighborhood. The thoughtfully designed amenities provide residents with both stunning views and private retreats, making it a desirable urban residence.
