Oak Farms Master Plan

A pivotal site where history, infrastructure, and skyline views converge

Project Brief

Cienda Partners has assembled two tracts of land totaling 35 acres that are prominently situated along the Oak Cliff side of the Trinity River levee system with premier views towards downtown Dallas. The historic Oak Farms Dairy and Hicks Tracts are ideally positioned to take advantage of the City’s desire to both increase density along the levee system and serve as a catalyst for development in Oak Cliff. This site, however, is not without some complex challenges, namely that the two tracts are divided by the aging Jefferson Boulevard Bridge and views towards downtown must first reach to the levee top height to capitalize on the skyline views. GFF assisted in having the property rezoned in conjunction with the larger Oak Cliff Gateway Planned Development District to the south, which includes Oak Cliff Founders Park and the Lake Cliff Historic District. Following this three-year long process, a master plan was developed that depicts the highest and best uses for this location that will benefit from both the redevelopment of I-35E bridging over the Trinity River and the new Modern Streetcar that links downtown to the Bishop Arts District. This plan stays true to the spirit of existing development in Oak Cliff.
