Denargo Market 4

At sixteen stories, DM4 establishes a new urban threshold, combining skyline views with active street frontage and a shared public realm

Project Brief

Denargo Market Phase 4 is a high-rise, mixed-Use project for Cypress Real Estate Advisors located in the hip and bustling RiNO neighborhood of Denver. This project is located to the east of the Denargo Market Phase 3 project allowing both projects to share a common access drive therefore allowing as much of the street frontage and pedestrian experience to be as continuous as possible. Due to existing site constraints, the open areas to the south and east of the project provide a prime location for a public greenspace/park area that leads to an activated public courtyard at the ground floor level complete with a sport court. The material palette for Denargo Market Phase 4 borrows from the surrounding RiNo Arts District past of a warehouse and industrial area of Denver that has been gentrifying for many years given the close adjacency to downtown Denver. From 2 colors of masonry, to wood-look metal siding, and EIFs, the project will be a beacon to the south of the RiNO neighborhood. The 16-story high-rise contains 12 stories of residential units over a 4-story-plus-basement parking podium. There are 336 for-rent, Efficiency, 1- and 2-bedroom apartments ranging from 480 sf to 1,500 sf in size. The Leasing Office and a 5,000 GSF retail space activate the street frontage. The Fitness Center, Club, Pool and Lounge are located on the 1st residential level above the garage and open directly out to the pool courtyard and activity lawn. The large-scale courtyard provides unobstructed views towards downtown and the Colorado Rockies Stadium to the south and the 16th-floor outdoor terrace provides views to downtown and the picturesque Front Range to the west.
