Cityline

The Lofts at Cityline merges residential and retail uses to create a cohesive urban neighborhood that connects seamlessly with nearby office developments

Project Brief

The Lofts at Cityline, a two-block development by JLB Partners in joint venture with KDC, is located on 6.21 acres at the southeast corner of the Bush Turnpike and Central Expressway in Richardson, Texas. The north block of The Lofts at Cityline contains 233 units and 20,000 square feet of retail space (with retail facades designed by Omniplan) in a four-level, Type V wood frame building of a hybrid podium/wrap configuration. The new State Farm regional headquarters office is situated immediately across State Street, and design emphasis was placed on integrating seamlessly with the architecture of their office buildings to create a true urban environment at the street level. The south block of the Lofts at State Street features a five-level, Type III wood frame residential structure in a traditional wrap configuration with 299 units on 3.01 acres. Both blocks will be built simultaneously by JLB Partners, with initial occupancy expected in the fourth quarter of 2014. The design addresses the need for a cohesive urban living environment that harmonizes with the surrounding office and retail spaces. By integrating residential units with ground-level retail and creating a pedestrian-friendly streetscape, The Lofts at Cityline foster a vibrant and dynamic community. The thoughtful architectural design ensures a seamless connection with the adjacent State Farm headquarters, enhancing the overall urban fabric of the area.
