Set on a compressed triangular site, 1899 McKinney Avenue rethinks what’s possible for high-rise residential development in Uptown Dallas.

Project Brief

1899 McKinney Avenue is a proposed 34-story residential tower totaling nearly 300,000 square feet, with a sleek profile that will hold a prominent position on the Uptown Dallas skyline once built. Situated on a challenging, less-than-half-acre triangular site with significant grade changes, the project presented unique design challenges. Rastegar Property engaged GFF as the Design Architect and Architect of Record in recognition of our expertise with complex urban infill sites within the PD-193 zoning district. Rastegar’s dedication to exceptional design makes them an ideal partner, aligning seamlessly with GFF’s commitment to creating a functional, visually engaging, and contextually sensitive building.

The innovative design distinguishes this project, seamlessly integrating into its context while opening the ground plane for pedestrian-oriented spaces. Only 40% of the ground plane is dedicated to the building footprint, with the remainder given back to the public realm. By lifting the garage above the main entrance, parking is effectively removed from the pedestrian realm, enhancing walkability and connectivity.

GFF’s design of the building skin combines solid and glass elements to achieve a sustainable, regionally calibrated facade. Stepped massing and layered materials create varying scales, breaking down the building’s visual presence and creating harmony in the skyline. Carefully crafted architectural concrete panels add texture, shadow, and depth, ensuring the design feels dynamic and engaging from every angle.
