The Dallas Business Journal reports that the proposed Clover Tower in the Turtle Creek area is moving forward with a more “sophisticated” and exclusive approach. Originally envisioned as a 30-story high-rise, the project has been resized to 15 stories to better align with the current economic outlook and investor risk profiles. The updated plan by GFF maintains the original vision of luxury, offering 54 large-scale units designed to provide a “penthouse feeling” for every resident.
Situated on a 3.25-acre lot at 2701 Hood Street, the development emphasizes high-end living with units averaging 2,300 square feet. The design includes two dedicated floors for premium amenities, such as a state-of-the-art gym and a pool deck, along with two levels of underground parking. This transition to a boutique scale allows the project to deliver a more intimate and exclusive residential experience while contributing to the ongoing densification of the upscale Turtle Creek corridor.
Construction for the approximately $40 million tower is slated to begin in late 2026, with an estimated completion in early 2029. By pivoting to a smaller, more refined footprint, the development group aims to meet the demand for luxury housing in the area north of Uptown while responding thoughtfully to the surrounding neighborhood context.
