D Magazine has published a comprehensive assessment of the major urban revival currently reshaping Dallas’ historic Henderson Avenue corridor. Following an initial wave of neighborhood transitions, the avenue is now entering a massive eastern-end transformation spearheaded by the Ignite-Rebees and Acadia Realty Trust development. GFF provided the overarching architecture and planning for this highly anticipated 161,000-square-foot mixed-use project, which is successfully utilizing distinct structural identities to create a vibrant, cohesive streetscape.
The feature highlights an influx of premier national and international brands moving into the corridor, including the highly anticipated debut of Romy—an all-day bakery and café helmed by veteran restaurateur Tristan Simon, Taryn Anderson, and chef Matt Ford. The new development is also bringing highly curated retail flagships to Dallas, such as Calgary-based Westernwear boutique Cody & Sioux, luxury jeweler Jean Dousset, NYC-based fashion brand Guizio, and classic apparel label Cami. These newcomers will join recent culinary hotspots like Portland-founded ice cream shop Salt & Straw and the upcoming PopUp Bagels.
By replacing underutilized tracts with high-density retail, creative office spaces, and pedestrian-friendly public spaces, the master plan created by GFF seamlessly integrates new global brands alongside beloved neighborhood mainstays like Gemma, Houndstooth, and The Old Monk. The project remains a premier example of how thoughtful, multi-phase architecture can successfully respect a district’s character while introducing the modern infrastructure necessary to anchor a thriving urban destination.
