Project Brief
Magnolia Heights is a 150-unit luxury mixed-use project located in the city of Alamo Heights, just north of San Antonio. Positioned at the convergence of Austin Highway and Broadway, it serves as a gateway to Alamo Heights. Designed by local San Antonio architects Overland Partners, the traditional Spanish-California style architecture features bay windows and soaring ceiling heights, offering residents an unparalleled living experience. GFF served as the Architect-of-Record for this project.
The ground floor retail spaces complement the residential amenities, which include a world-class fitness center, a spacious club room, and a pool courtyard shaded by local landscaping and trellises. The boomerang shape of the project allows for expansive views of downtown San Antonio. Valet parking and a below-grade parking garage enable the project to meet the ground seamlessly, creating two intimate courtyards in addition to the larger courtyard with a sparkling pool.
The project sweeps around an existing parkland area that was preserved due to its historic significance in Alamo Heights, complete with a historic marker from the San Antonio Chapter of the Daughters of the American Revolution.
The design addresses the need for a luxurious and contextually sensitive development that enhances the Alamo Heights area. By integrating high-end residential units with ground-floor retail and preserving historic parkland, Magnolia Heights creates a vibrant and cohesive community. The thoughtful layout and amenities provide a refined living experience, making it a distinctive addition to the San Antonio landscape.
