The first LEED-certified high-rise office building in Dallas, setting new standards for sustainability

Project Brief

Located at the bustling corner of Akard and Cedar Springs, this sophisticated mixed-use project stands as a landmark in Uptown Dallas. Developed in partnership between Granite Properties and Gables Residential, this project integrates seamlessly into the vibrant urban fabric, situated just two blocks from both Victory Park and the Arts District. The contemporary design of the towers enhances the architectural landscape at the nexus of Downtown and Uptown, offering spectacular views of the city. The project comprises a 13-story, 379,000 square foot office tower and a 19-story, 296-unit residential tower, both rising from a dynamic mixed-use podium. The podium features retail and restaurant spaces, a fitness center, various service amenities, and ample parking. The office tower, notable for being the first LEED-certified high-rise office building in Dallas, achieved LEED Gold Certification. The residential tower, designed with sustainability in mind, is on track to achieve LEED NC Certification. Completed in May 2010, this development has set a new standard for mixed-use projects in Dallas. In October 2017, the project garnered attention by setting the all-time record sales price for any office building in the DFW area, with the building’s design being a key factor cited by the purchaser. This accolade underscores the project’s architectural excellence and its significant impact on the Dallas skyline. By blending cutting-edge design with functional urban spaces, this project not only provides luxurious residential and office accommodations but also contributes to the dynamic and evolving landscape of Uptown Dallas.
