High Street Residential, a subsidiary of Trammell Crow Co., has officially broken ground on an $80 million, 394-unit multifamily development at the DART-owned Mockingbird Station. This seven-story project, which GFF provided the architecture for, marks the initial phase of a larger $123 million transit-oriented development (TOD) master plan. By redeveloping existing surface parking into a high-density residential community, the project aims to support a more vibrant, walkable district near Southern Methodist University.

The development is slated for completion in late 2027 and includes a seventh-floor sky deck, a private dining room, and an emphasis on affordability, with 20% of units reserved for households at or below 80% of the area median income. In addition to the residential component, GFF integrated a 500-space public parking garage into the plan. As the first step in a multi-phase endeavor that will eventually include an office tower, a hotel, and a new public plaza, this project by GFF exemplifies the DART-supported strategy to create economic impact through sustainable, transit-adjacent growth.
