Euclidean zoning, the most common form of zoning that uses districts to separate land uses within a city, often leads to the creation of homogenous and segregated communities, restricts property owners’ ability to use their land flexibly, and contributes to urban sprawl. Despite this, many cities still rely on Euclidean zoning, and other limiting forms of zoning, to plan their communities.
