Knox Heights is a case study in podium residential projects, delivering impressive density on a small infill tract. The design yields 182 units at an average size of 960 square feet on 1.31 acres. The property has a perfect 123 feet of developable width, allowing for a highly efficient 120-foot wide below-grade parking garage, 60-foot deep retail and restaurant space fronting McKinney Avenue, and five levels of wood frame residential units above the podium in an “S” shaped configuration.

The project required a zoning change to allow for ground floor commercial uses and additional height, which took approximately nine months to complete. GFF played a key role in leading community outreach during the entitlement phase. Knox Heights is an important addition to the bustling Knox Street shopping district and contributes to an improved pedestrian environment north of Knox on McKinney Avenue.

The design addresses the need for high-density residential living in a compact urban setting while enhancing the commercial vitality of the area. By integrating ground-floor retail and restaurant spaces with residential units above, Knox Heights creates a dynamic, pedestrian-friendly streetscape. The thoughtful design and efficient use of space make it a valuable asset to the Knox Street shopping district, promoting an active and engaging urban lifestyle.
