The Dallas Business Journal reports that Hillwood, led by Ross Perot Jr., has broken ground on Bonham & Baker, a 410-unit luxury multifamily community at Frisco Station designed by GFF. The development will feature one- and two-bedroom apartments along with two- and three-bedroom townhomes, addressing the continued housing demand driven by Frisco’s rapid growth—from 33,000 residents in 2000 to over 240,000 today.
Located at John Hickman Parkway and Gridiron Road, Bonham & Baker will include extensive amenities such as two resort-style pools, coworking spaces, fitness centers, a wine lounge, EV charging, and access to Frisco Station’s 30-acre trail network. Construction is being led by Rampart Multifamily, financed by JPMorgan Chase, with pre-leasing beginning in spring 2027 and full completion slated for spring 2028. The project marks Hillwood’s fourth luxury residential community within the 242-acre Frisco Station mixed-use development.
The 410-unit complex will feature a mix of one- and two-bedroom apartments, along with two- and three-bedroom townhomes, helping to meet surging housing demand in a city experiencing major population growth.
