High Street Residential, a subsidiary of Trammell Crow Co., has officially broken ground on a significant new 394-unit multifamily development integrated into the Dallas Area Rapid Transit (DART) SMU/Mockingbird Station. The seven-story residential building, which GFF provided the architecture for, serves as the centerpiece of a multi-phase, transit-oriented master plan. The project is transforming approximately 16 acres of previously underutilized DART-owned surface parking into a vibrant, pedestrian-friendly, mixed-use neighborhood that prioritizes connectivity and walkability.
The development features a diverse range of unit layouts, complemented by high-end amenities including a resort-style pool, fitness center, co-working spaces, and a distinctive seventh-floor sky deck offering expansive views of the Dallas skyline. By replacing surface parking with high-density housing, the site plan GFF created promotes sustainable urban growth and provides residents with direct access to light rail, bus routes, and the University Crossing hike-and-bike trail system. The development also includes a new 500-space public parking garage to support DART riders, further establishing the site as a model for future transit-oriented growth in North Texas.
