Trammell Crow Company is pursuing the zoning entitlements for a 27-acre vacant tract that resides just north of Grapevine Mills Mall. With the City favoring a tourist-oriented tax base in the form of hotels and their affiliated restaurants, while discouraging multifamily uses, a plan was created to offer two full-service hotels along the high-profile Grapevine Mill Parkway, plus up to 295 multifamily units in the rear of the property. Working closely with the City planning staff and their third-party reviewer, this plan seeks to create a distinctive district using diverse multifamily typologies, including 4-story with tuck-under garages and rowhouse-styled townhomes for rent. The district will be tied together through the use of highly amenified streetscapes and a connecting trail system that will ultimately be connected to the offsite Mill Run Trail.
