GFF was approached to design a dense, mixed-use development along Cedar Springs Road between Fairmount and Routh Street. The development program includes a 430,000 square foot, 18-story office tower, a 315-unit, 22-story multifamily tower, a 210-room, 22-story hotel, ground-level retail and restaurants, and the renovation of an existing office building on the site. This project brings a healthy mix of uses to a long underutilized property located in the heart of Uptown Dallas.

Prioritizing pedestrians over cars, the design includes entirely below-grade parking, making room for an acre of pedestrian open space throughout the site, including a 30,000 square foot central greenway above the garage. A new extension of Laclede Street through the site breaks up a 4-acre super block and advances the long-awaited promise of a more walkable Dallas. Each quadrant of the design engages Dallas at two scales: the micro, by providing shade and urban-scaled sidewalks, street-activated shops, restaurants, and residences; and the macro, by conceiving each building’s form as a response to the overlapping urban grids.
