Knox Heights is a case study podium residential project, delivering impressive density on a small infill tract. The design yields 182 units at an average size of 960 SF on 1.31 acres. The property has a perfect 123’ of developable width, which yields a very efficient 120’ wide below grade parking garage, 60’ deep retail and restaurant space fronting McKinney Avenue, and 5-levels of wood frame residential units above the podium in an “S” shaped configuration.
The project required a zoning change to allow for ground floor commercial uses and additional height, which took approximately 9-months to complete. GFF helped lead the community outreach during the entitlement phase. It represents an important addition to the bustling Knox Street shopping district and will help contribute to an improved pedestrian environment north of Knox on McKinney Avenue.
