Dallas, Texas
The Cityplace Tax Increment Reinvestment Zone (TIRZ) successfully collected the full amount of tax increment before the district’s scheduled sunset in 2012. The final projects funded by the TIRZ included the extensions of Noble, Oak Grove, and Howell Streets through the neighborhood and the creation of three pocket parks in strategic locations. GFF Planning and TBG Partners collaborated on the master planning and design of these improvements.
A highlight of this initiative is the development of the intermodal “Station Square” pocket park. This park features a streetcar turntable for The McKinney Avenue Trolley, adjacent to the redesigned Uptown-West Village DART Station. These enhancements aim to improve the pedestrian experience and contribute to the overall aesthetic and functional appeal of the neighborhood. The total project cost for these improvements is $12 million.
