The Hudson is a boutique podium multifamily project that GFF began working on in 2015. The project required a zoning change to increase the allowed height on the site from 36 feet to 85 feet, as well as an increase in the allowed density in PD-193 in Dallas. After two community meetings and a significant project redesign to address community concerns, the project received unanimous support at the CPC and City Council hearings.
The Hudson includes 124 units with an average size of 945 square feet on a 0.975-acre mid-block site. Among the amenities is an elevated stainless steel pool with a clear plexiglass sidewall on the 2nd floor terrace, providing a unique and visually striking feature for residents.
The design addresses the need for a high-density, urban living environment while respecting community concerns and integrating seamlessly into the surrounding neighborhood. By incorporating innovative amenities and achieving the necessary zoning changes, The Hudson provides a sophisticated and modern living experience in the heart of Dallas.
