This multifamily residential building is situated on approximately 6.9 acres in Allen, TX and sits just west of a new retail development structured to increase pedestrian presence in the area along U.S. Highway 75. The site is unique in that it interacts with Allen’s major trail system master plan to the west and courts a 100-year flood plain to the south. Special attention was given to these special constraints and pedestrian amenities were added to strengthen the arrival of the trailhead. The site is further limited by a large electrical easement on the northwest side of the property.

In collaboration with Architecture Demarest, United Structural Consultants, Jordan & Skala Engineers, SJL Design Group, and Winkelmann & Associates, GFF Landscape produced a comprehensive development plan for the multifamily site that included approximately 1250 linear feet of revitalized streetscape, 46,000+ square feet of vegetated open space, and 15,000 square feet of private amenity courtyards. The southwestern courtyard houses an infinity edge pool which faces the vegetation of the floodplain to create a more rural aesthetic for the users; an uncommon feature for many projects located in the area. To further the movement of embracing the site’s natural setting, many of the first-floor units were designed to have direct access to the trail system.
