GFF Architects provided schematic architectural services for a new mixed use project located on a 10.5-acre tract at the northeast corner of SH 161 and Royal Lane. The site is currently owned by the developer and client, Piedmont Office Realty Trust.

Phase 1 of the project consists of a 265,000 gross square foot, ten story office building tower with an adjacent seven story, 1,120 parking garage immediately east of the office building. The Phase 1 office building is sited on the northern edge of the site to preserve room for Phase 2: an eleven story multi-family residential tower along with 12,000 square feet of restaurant/retail expansion to the south. This siting pushes the office tower adjacent to SH 161 which gives the development maximum exposure to the highway. The residential tower is located on the northeast corner of the site with impressive views up and down adjacent Hackberry Creek.

A heavily landscaped office building visitor entry court and amenity area combine with outdoor restaurant dining to form a lush and distinctive amenitzed area adjacent to Royal Lane at the center of the site. The crisply detailed glass and pre-cast office building skin is designed to maximize views to the southeast and amenity area below.
