GFF Planning was engaged by INCAP Fund in 2005 to assist with feasibility and density studies for urban infill sites in North Oak Cliff. As the real estate market in Dallas continued to boom over the course of the next two years, and land prices in North Oak Cliff rose, tracts that were initially studied primarily for townhome developments were reconceived as higher density mixed use infill projects with retail, office and multi-family residential components.
The combined transformative impact these developments have the potential to make in North Oak Cliff is debatably unrivaled in Dallas, providing much needed retail space to an underserved population while taking outdated 1950’s and 1960’s garden apartments down and replacing them with what could be more than 5,000 multi-family housing units ranging from upscale to workforce housing.
