The 700,000 SF Arlington Highlands is an example of the new genre of “hybrid” shopping center, blending power center users with a lifestyle shopping component.

The land owner of this 75-acre tract along Interstate 20 in south Arlington had a vision for a pedestrianoriented, small town Texas-styled commercial district lined with restaurant and retail storefronts in 25-foot to 50-foot modules, focused on a linear park. Tenants such as Borders and Orvis were attracted to this project. To this was added a lineup of major retailers, pad site restaurants, a hotel and theater, all oriented more directly to the adjacent freeway.
