3700M is a mixed use development of 472,000 SF under construction on McKinney Avenue adjacent to West Village in Uptown Dallas. The 3-acre site was purchased by Forest City Residential from Cityplace Company. The 37,000 SF ground floor retail and restaurant component will extend the street-level energy and vitality of West Village, and Cityplace Company will purchase the retail from Forest City upon completion as part of a condominium ownership regime. The residential component of 3700M consists of a 21-story, 257-unit high rise tower and 124 units of mid-rise wood frame residential in 4 stories located atop the retail podium. Parking is provided for 836 cars in a 7-level parking garage. A portion of the garage will be roofed to provide an elevated amenity terrace with spectacular downtown skyline views. The development respects a 5-story “garden district” scale with mid-rise residential units over ground floor restaurant and retail space. A valet parking court offers easy circulation and teaser parking along the new mews streets internal to the block. GFF partnered with Ziegler Cooper of Houston on the design of 3700M. Rogers-O’Brien Construction is the General Contractor for the project.
