  • Signet | Cypress Waters Signet build-to-suit is a four-story office building located in Cypress Waters, a 1,000-acre mixed use development in the North Dallas/Freeport area. The building is located on a uniquely shaped stretch of shoreline overlooking North Lake at the terminus of Rombauer Road. The T-shaped building plan attempts to maximize views from increased building perimeter and large windows facing the lake. A large section of the southern entry façade is glass window wall which serves to mark the entry as well as provides a focal point at the end of Rombauer Road. Although the building incorporates more “Texas regional” vernacular forms and materials by way of a continuous stone base at the first floor and a monumental metal trellis shading structure at the southern entry, these forms and materials have been modified to the scale of a modern corporate office building.
  • West Commerce Gateway | West Commerce Gateway is located at the entry to West Dallas from the Commerce Street Bridge, which connects directly to the heart of Downtown Dallas at the corner of West Commerce and Beckley Avenue. The project is a mixed-use development that consists of 315 apartment units located in a 4-story wrap style building along with 12,700 SF of single story freestanding restaurant and retail space.  The restaurant and retail buildings are organized around a central garden and gathering space that is adjacent to the apartment building; along Beckley patrons will enjoy unobstructed views of Downtown Dallas. Restaurant and retail parking is shared in the apartment parking garage to promote an urban streetscape in between the apartment and retail buildings. 
The architecture and material palette are reminiscent of West Dallas’s industrial history but the implementation is done with a modern approach. Brick detailing, alternating window patterns, and facade indentations provide the modern building with rich architectural texture while meeting the stringent zoning requirements of the site; additionally, the roof forms of the restaurant and retail buildings draw inspiration from historic structures in the immediate West Dallas area. The project is currently under construction and will deliver units in 2021.

  • Park Place Motors Plano Lexus | Park Place Plano Lexus is a 165,000 SF luxury car dealership located on 27.4 acres at the corner of Spring Creek and the Dallas North Tollway. The two-story showroom is accompanied by a 106-bay service facility including a car wash and make-ready facilities. Dominating the exterior façade is a 50-foot tall, radial feature wall delicately aligned with the main drive creating a sweeping connection to the entry plaza. The interior combines acoustical ceiling panels and wood veneer walls creating the luxurious, warm, and welcoming setting for which Park Place Dealerships are known.
  • Azul | Azul, the second phase of the successful Lakeshore Pearl development, is the first urban-wrap project in the Lakeshore District along the south shore of Austin’s renowned Lady Bird Lake east of Interstate 35. The Type III, 5-story wood framed building houses 301 units and surrounds a 391-car parking garage. Azul houses over 5,000 SF of residential amenities including a fitness center, swimming pool, club room, media room and business center. Residents have the Austin outdoor lifestyle at their doorstep including a short walk to the new Lady Bird Lake boardwalk trail. A shaded 5th-floor roof terrace and adjoining pub room offers unobstructed views of downtown Austin and the lake. The project utilized a contemporary architectural palette of brick, burnished block and stucco while meeting the Austin Energy Green Building 2-Star rating, providing dedicated on-site recycling facilities and preserving a large number of Heritage trees.
  • The Hudson | The Hudson is a boutique podium multifamily project that GFF began work on in 2015. The project required a zoning change to increase the allowed height on the site from 36’ to 85’, as well as increase the allowed density in PD-193 in Dallas. After two community meetings and a significant project redesign to address community concerns, the project was unanimously supported at the CPC and City Council hearings. The project includes 124 units at an average size of 945 SF on this 0.975 acre mid-block site. Among the amenities is an elevated stainless steel pool with a clear plexiglass sidewall on the 2nd floor terrace.
  • Monitronics Corporate Headquarters | The new national headquarters for Monitronics is a 3-story 165,000 SF build-to-suit facility in Billingsley Company’s Mercer Crossing Business Park. The building, also developed by Billingsley, includes a 24/7 operations center and numerous amenities for Monitronics’ 1,300 employees. GFF provided master planning, architectural, interior design and landscape architectural services. The master plan includes three buildings with a central park featuring a large scale sculpture anchoring the development. A hiking and biking trail hugs the lake and connects to a trail network extending west. The trail is flanked with a series of trees and art gateways that create a sense of place at each transition. The Monitronics site is approximately 15.5 acres and accommodates an 8 space per 1,000 SF parking ratio due to shift overlaps in their 24-hour/day alarm monitoring operation. The building sits along the lake edge to maximize water views and highway visibility. The lakeside setting influenced the linear configuration of the building. The offset wings articulate the main entrance, marked by a composite metal frame and large expanse of glass that includes the lobby and a stair, making the main entry plaza more dynamic. The painted concrete wall utilizes a precise rhythm of windows within a master grid that threads through the window.
  • SMU Perkins School of Theology | The Perkins School of Theology occupies a prominent location at the gateway to the historic core of the SMU campus. Kirby Hall and Selecman Hall face a small quad anchored by Perkins Chapel, and currently provide most of the teaching and office space for the theology school. Virtually unchanged since their construction in 1948 and 1952, respectively, these buildings no longer met the functional or technological needs of the school. GFF was initally engaged for a feasibility study and programming study to determine design concept to satisfy those requirements. The new design included both comprehensive renovation of the existing buildings for faculty and staff offices, and a new 18,000 SF building providing new teaching and community spaces. University administration insisted that any new construction be consistent with the existing collegiate Georgian style, matching the existing buildings in color and materials, scale and detail. The new design provides arcaded connectors between the three buildings, and develops the courtyard spaces between structures.
  • Cooper Aerobics at Craig Ranch | Dr. Kenneth Cooper chose the planned community of Craig Ranch in McKinney for the site of his first Aerobics Center beyond the original North Dallas campus on Preston Road. The 76,000 SF center is designed with the architectural character and atmosphere of a resort, to harmonize with the prestigious Tournament Players Club nearby. Components of the center include an 11,000 SF fitness center (with cardio, strength and circuit training), a full service spa, dining, nutrition counseling, “demonstration” kitchen and childcare area. The dining room will have the capacity to serve 1,000 meals per day and satisfy the needs of the future satellite components (Cooper Living and The Cooper Clinic).
  • 9001 Cypress Waters | 9001 Cypress Waters is a 215,000 GSF four-story speculative office building located in Cypress Waters, a 1,000-acre mixed-use development in the North Dallas/Freeport area. The southeast corner of the building is strategically located where the axis of Cypress Waters Boulevard shifts east to align with a lake located to the north. The corner is designed to reveal a clear glass facade that is protected with horizontal sun shading allowing for light and views but reducing solar exposure.  A cantilevered composite metal box creates a special feature on the third floor. The building’s main entrance is marked by a four-story frame composed of thin aluminum tubes providing a monumental presence that casts a delicate shadow on the facade. The façade at the building entrance is also revealed as the concrete panels are peeled away and clear uninterrupted glass maximizes visual connections to the park. All windows facing the parks are full height.
  • Chase Oaks Church | Chase Oaks Church located in Fairview, Texas decided to open a new campus to accommodate their growing congregation and presence in the North Dallas area. The new 36,000 square foot building is located on a heavily wooded site and positioned along a creek strategically to take advantage of the view. The building is composed of four major areas: a kid zone, nursery/administration, worship and youth. These areas are organized along the Commons which opens directly to an exterior patio. The Youth building is separated from the main building by an exterior covered breezeway with a coffee bar providing a gathering area for the congregation. 
The Worship space is designed to support up to 500 seats. The open floor plan of the kid zone and youth area provides ultimate flexibility for the church. Moveable partitions will be used to quickly manipulate these spaces for specific uses such as education, worship, music, group work, assembly areas and play. 
An entry courtyard with a dynamic cedar slat canopy, landscaping and benches leads from the parking lot to the main entrance. Exterior building materials include a combination of stone, cedar siding, stucco and large expanses of glass.
