North Dallas Office Tower

This site is adjacent to a mixed-use campus that includes a shopping center and multiple office towers which were built in the 1980’s in North Dallas. As other suburban centers have been developed to the north, this now “midtown” site is seeking a resurgence as a vibrant mixed-use district in the heart of the metroplex.
This project strives to create a sense of destination and place in an immediate area devoid of either. By establishing an “oasis” amid all the current hard surfaces, we propose to provide a counterpoint to the endless non-descript adjacent suburban sprawl. Our plan proposes to provide maximum tenant flexibility on an atypically narrow site by placing an offset core to the west (adjacent to an existing parking garage) that serves flexible lease space to its north, east, and south. This plan results in a twenty-story office block oriented northward on the site. The office block is elevated to allow for a twelve-story parking structure to slip beneath it to serve on-site parking needs, provide unobstructed office tenant views above, and minimize below-grade construction.
A series of outdoor amenity spaces, including a large covered entry/motor court, an outdoor amenity deck adjacent to the sky lobby above, rooftop amenity spaces with downtown views, and small outdoor garden patios adjacent to private lease space all offer opportunities to connect with the outdoors and provide well-being benefits (now being discovered through Biophilic design research).
