M.T. Cole Ranch

The Cole family settled on 3,400 acres of rolling farm land west of Denton, Texas in the 19th century. The property now finds itself in the path of Denton’s aggressive growth, near the Municipal Airport and the extension of State Highway Loop 288 around the southwest quadrant of the city as a future catalyst for improved access and development. New owners, Stratford, engaged GFF Planning to assist with the process of land use planning, annexation and zoning, utilizing the City of Denton’s new “Master Planned Community” zoning classification.
Our concept for the master plan was to create two distinct “villages” north and south of FM 2449 which divides the Cole Ranch. Each village features a Village Center for neighborhood shopping, civic services, and sites for churches, medical office and an elementary school. These centers are then flanked by higher density residential uses as a buffer to large areas of single family. The existing riparian zones along South Hickory Creek and Roark Branch Creek are preserved as greenbelts for a trail system linking the neighborhoods.
