3700 McKinney Avenue (3700M) is a 472,000 SF mixed use development adjacent to the notable West Village District in Uptown Dallas. The 3-acre site was purchased by Forest City Residential from Cityplace Company.
The 43,800 SF ground floor retail and restaurant component will extend the street-level energy and vitality of West Village, and Cityplace Company will purchase the retail from Forest City upon completion as part of a condominium ownership regime.
The residential component of 3700 McKinney consists of a 21-story, 257-unit high rise tower and 124 units of mid-rise wood frame residential in 4 stories located atop the retail podium. Total residential area is 428,600 SF. Parking is provided for 836 cars in 7-level parking garage. A portion of the garage will be roof to provide an elevated amenity terrace with spectacular downtown skyline views.
A primary design objective was to extend the successful active retail street scene of West Village. This was accomplished by respecting the five-story garden district scale with mid-rise residential units over ground floor restaurant and retail space and by creating a valet parking court with easy circulation and teaser parking along the new mews streets internal to the block.
The project is seeking LEED Silver certification.
