The Alexan is GFF’s second project with Trammell Crow Residential since their reorganization in 2010. The project site is a landmark property in Dallas known as “Goat Hill” featuring the historic Pearl Brewery billboard with a man-made waterfall overlooking Interstate 35 at its intersection with the Dallas North Tollway.
GFF’s design responds to over 55 feet of grade change across the relatively compact property. Dramatic exposed limestone cliff faces suggested creating two separate building pads offset from each other by 38 feet, allowing the building to step down with the existing grades. The lower building utilizes podium configuration with five-levels of wood frame residential construction over a three and one-half levels of parking. The upper building is an all concrete tower extending up to twelve stories tall.
The project will also feature a casual “bar and grill” restaurant at the intersection of the Katy Trail and Trinity Strand Trail, with opportunities to accommodate outdoor dining adjacent to and above the trail and offering incredible views to Uptown and Downtown Dallas.
