This 300 unit rental apartment project is part of a two-phase initiative by Provident to develop 17 acres along Luna Road in south Farmers Branch. Part of an expansive planned development district located on both sides of I-635 that was intended mostly for suburban-styled office, GFF was asked to initially rezone the property to allow for multi-family uses.
The project incorporates a series of three-story buildings with garages located on the ground floor. Surface parking lots are hidden along the garage-facing side of the buildings, while two privately maintained streets run through initial phase. These streets serve as the public realm for the project, incorporating an attractively designed streetscape that includes street trees, park benches, pedestrian-oriented street lighting and parallel parking. A one-third acre pocket park lays on the initial phase’s north edge which connects to the existing Campion city trail, while the clubhouse terminates the main entry and also ties to the trail.
