Wood Partners was eager to offer their hip and sophisticated brand of apartment living to the underserved, but increasingly popular, north Oak Cliff market. This 4.77-acre site is located along Davis Street at the northern gateway to the Winnetka Heights historic district. The eastern quarter of the tract is located within the district, mandating the use of Prairie Style or Craftsman Style forms and detailing in order to satisfy the historic ordinance. The project delivers 207 units (an impressive 42 units/acre) in a 3-story, surface parked configuration with 51 private grade-level garages. The active neighborhood association was initially hard to please, but collaborative discussion about materials, porch and balcony details and street-frontage walls, and landscaping resulted in a consensus.
