The firm designed this mixed use building across McKinney Avenue from the very successful West Village project for an experienced two-headed client. Four stories of luxury residential units at a very high 100 unit per acre density were sited above 30,000 SF of ground floor retail and restaurant space for Cityplace Company. Parking for the residents was tucked under the building, while retail parking was accommodated in an adjacent three-story garage addition. The hybrid five-story wood frame-over-concrete construction type was the first of its kind in the Dallas market. The brick and cast stone facade was articulated to break the 360-foot long building into a series of well-scaled five-story urban streetfront components reminiscent of a modern day Chelsea or Tribeca in New York City.
